San Diego

... is cool. The development madness that gripped the city ran unabated as the real estate bubble popped. Many were skeptical of the planning commission's grasp of reality. Now, 4 years after the peak demand, the condo projects have been completed, and new ones started. The occupancy rate is low, but the retail space is filling up. While there is a high level of turnover of businesses, many of the old standbys manage to hang on. Blocks upon blocks have been renewed, with a mix of uses. There are still distinct neighborhoods in the center of the city, though their character has changed.
